Initial Consultation & Goal Setting

We start with a no-pressure conversation to understand your vision, budget, timeline, and must-haves. Walter will walk you through the full process, explain builder contracts, and help you decide whether to build in an existing community or on your own lot.

Lot Selection & Contract
02Weeks 2–4

Lot Selection & Contract

Once you've chosen a community and floor plan, Walter negotiates your purchase contract with the builder — including lot premiums, included upgrades, and closing cost contributions. His insider knowledge of builder incentives means you go in with every advantage.

  • Evaluate lot orientation, drainage, and premium value

03Weeks 4–8

Design Selections

Visit the builder's design center to choose your finishes — flooring, cabinetry, countertops, fixtures, paint, and more. Walter helps you prioritize upgrades that add the most resale value and avoid costly post-close changes.

04Months 3–8

Construction Phases

Your home moves through foundation, framing, mechanical rough-in, insulation, drywall, and finish work. Walter schedules milestone walkthroughs at key stages so you can see progress and flag any concerns before they become problems.

Before you close, Walter conducts a thorough blue-tape walkthrough with you and the builder's superintendent. Every punch-list item is documented and must be resolved — or a written commitment secured — before you sign.

  • Inspect all finishes, fixtures, and appliances
  • Test doors, windows, outlets, and HVAC
  • Document all punch-list items in writing
  • Confirm warranty coverage and builder contacts
